This policy explains how Frank Ellerbroek (NMLS #128726), a mortgage broker with Vantage Mortgage Group, Inc. DBA Vantage Mortgage Brokers (NMLS #35986), handles information collected through this website, FrankEllerbroek.com. In this policy, “we” and “us” mean Frank and Vantage, and “you” means anyone who visits the site.

The short version

• We collect what you choose to tell us in a form, plus basic information about how you found and used the site.
• We use it to answer your questions, prepare your quote and stay in touch only in the ways you agree to.
• We do not sell your information, and we do not share it for other companies’ advertising.
• Optional cookies (statistics, ad attribution and partner tools) are used only if you say yes, and you can change your mind any time.
• This site never asks for your Social Security number, date of birth or account numbers.
• When you formally apply for a loan, Vantage’s privacy notice for loan applicants also applies (see below).

1. Information you give us

When you fill out a form on this site (a quote request, the contact form or the Rate Tracker signup), we collect what you enter, which can include:

• Your name, email address and phone number.
• What you are looking for: buying or refinancing, timeline, property type and use, price range, city or county, and down payment.
• Estimates you choose to share, such as your current loan balance, home value, rate or payment, a self-described credit range, and employment type.
• Any message you write, and whether you agreed to receive text messages.

If you call or email Frank, we keep a record of that conversation so we can follow up.

2. Information collected automatically

• Site statistics (only if you allow Analytics). We use Vercel Web Analytics to count visits and see which pages are popular. It does not use cookies and does not identify you personally.
• How you found us (only if you allow Marketing and attribution). If you arrive from an ad or a link with tracking tags (for example utm_source or a Google or Facebook click ID), the site remembers those tags in your browser (a first-party cookie and local storage named fe_attr) for up to 180 days. They are only sent to us if you submit a form, so we know which ads and referral partners are working.
• After you send a form (only if you allow Marketing and attribution). The site sets a first-party cookie (fe_lid) that links later page views on this site to your inquiry, so Frank can see, for example, that you looked at VA loans before he calls. It does not track you on other websites.
• Your accessibility settings. Choices you make in the accessibility menu (text size, contrast and so on) are saved on your device only.
• Technical data. Like every website, our hosting provider receives your IP address, browser type and the pages you request, and keeps short-lived logs for security and troubleshooting.
• Phone calls. Some phone numbers on this site may be call-tracking numbers. If you call one, our call-tracking provider logs the number you called from, the time and length of the call, and which page or ad led you there. Calls are only recorded when you hear a recording notice at the start of the call.

We do not use advertising pixels or cross-site tracking cookies. The next section lists every cookie and similar technology the site uses and how to turn them off.

3. Cookies and your choices

The first time you visit, the site asks before using anything that is not strictly necessary. Optional categories stay off until you turn them on, and rejecting them is as easy as accepting. You can change or withdraw your choice at any time with Cookie settings (also at the bottom of every page). If you withdraw consent for marketing and attribution, the site deletes the fe_attr, fe_known and fe_lid cookies it set.

Global Privacy Control. If your browser sends a Global Privacy Control signal, we treat it as an opt-out: analytics and marketing stay off for as long as the signal is on, whatever was chosen before.

Partner tools. The live rate tool, the calculators and YouTube videos load on the pages that show them, and those companies may set their own cookies. Vimeo videos load only when you press play, and use Vimeo’s “do not track” mode.

You can also clear or block cookies in your browser settings. The site still works without them.

4. How we use your information

• To respond to you and prepare the quotes, comparisons and information you ask for.
• To send updates you signed up for, such as Rate Tracker alerts or market updates.
• To help you through a loan, if you decide to apply.
• To understand which pages, ads and referral partners are helpful, and to improve the site.
• To keep the site secure and prevent spam and fraud.
• To meet our legal and regulatory obligations as a licensed mortgage broker.

When a new inquiry comes in, we may use an AI service to write Frank a short internal summary of what you asked for. The summary only uses what you told us, is never sent to you or anyone else, and is never used to make any credit or lending decision.

5. Who we share it with

We share your information only as needed to run this site and serve you:

• Vantage Mortgage Brokers. Frank works through Vantage, the licensed company that originates your loan, and Vantage staff may help with your file.
• Service providers who work for us, under agreements that limit how they can use your data: website hosting (Vercel), our database (Supabase), email and text messaging providers, call tracking, scheduling, video email (BombBomb) and the AI service mentioned above.
• Lenders and settlement providers, only when you ask us to pursue a loan, and only what is needed for that loan.
• When the law requires it, such as a subpoena or a request from a regulator, or to protect against fraud.

We do not sell your personal information, and we do not share it for cross-context behavioral advertising. Mobile phone numbers and text message consent are never shared with third parties or affiliates for their marketing.

6. Text messages and email

We only text you if you check the text message box on a form or otherwise give permission. Message frequency varies and message and data rates may apply. Reply STOP to stop texts or HELP for help. Agreeing to texts is never a condition of any loan. Every marketing email includes an unsubscribe link, and you can also ask Frank directly to stop.

7. Partner tools on this site

Some features are provided by other companies and shown inside this site: the live rate tool (Optimal Blue), the calculators (Goalee), the Rate Tracker signup (BombBomb), videos (YouTube and Vimeo) and the secure loan application (Floify). When you use one of these, the information you enter goes to that company and its own privacy policy applies. They may set their own cookies, which is why they wait for your permission (see section 3). Links to other websites, such as Google, Yelp and government agencies, are governed by those sites’ policies.

8. Applying for a loan

Your loan application is completed in Vantage’s secure application portal, not on this site. Once you apply, federal law (the Gramm-Leach-Bliley Act) governs how your financial information is handled, and Vantage’s privacy policy (opens in a new tab) and the privacy notice you receive with your loan documents apply.

9. How long we keep it

We keep inquiry information as long as needed to serve you and to meet record-keeping rules for licensed mortgage companies, which can be several years. When it is no longer needed, we delete it or make it anonymous.

10. How we protect it

The site uses encrypted connections (HTTPS), access to inquiry records is limited to people who need it, and our providers use industry-standard security. No system is perfectly secure, so please don’t send sensitive details like Social Security or account numbers by email or through a website form.

11. Children

This site is meant for adults. We do not knowingly collect information from anyone under 18.

12. Your choices and rights

You can ask us to show you, correct or delete the information we hold about you, or to stop contacting you. Depending on where you live, including Washington, Oregon and Idaho, state law may give you additional rights. We will honor your request unless we are legally required to keep the information (for example, records tied to a loan). We will not treat you differently for making a request.

Because we do not sell your information or use it for targeted advertising, there is nothing to opt out of for those purposes. We honor Global Privacy Control signals as described in section 3. Because “Do Not Track” has no agreed standard, the site does not respond to it; use Cookie settings or Global Privacy Control instead.

13. Changes to this policy

If we change this policy, we will post the new version here and update the date at the top.
