1. Information only, not an offer to lend
Everything on this site is general information to help you understand your options. It is not a loan approval, a commitment to lend, a rate lock or financial, legal or tax advice. All loans are subject to credit approval, underwriting, property eligibility and lender guidelines. Not every applicant will qualify, and not every program is available in every state.
2. Rates, calculators and estimates
Rates shown on this site, including the live rate tool, change throughout the day and depend on your credit, property, loan amount and other factors. Calculator results are estimates based on the numbers you enter and general assumptions. Your actual rate, payment and costs will be in the Loan Estimate you receive after you apply.
3. Partner tools and other websites
Some tools on this site are provided by other companies, such as the live rate tool, calculators, Rate Tracker signup, videos and the loan application portal. Their own terms and privacy policies apply when you use them. Links to other websites are provided for convenience; we are not responsible for their content or practices.
4. Texts and emails
If you agree to receive text messages, you can reply STOP at any time to opt out or HELP for help. Message frequency varies and message and data rates may apply. Consent is not a condition of any loan. You can unsubscribe from emails using the link in any message. See our Privacy Policy for how we handle your information.
5. Using the site
You must be at least 18 to submit a form on this site. Please do not:
- Submit information that is false or that belongs to someone else without their permission.
- Scrape, copy or harvest the site’s content or data with automated tools.
- Try to break into, overload or interfere with the site or its partner tools.
- Use the site for anything unlawful or to send spam.
6. Reviews and messages you send
If you send a review, testimonial or message, you confirm it is honest and based on your own experience, and you allow us to display a review on this site and in our marketing with your first name and last initial. We may decline to post or may remove any review.
7. Ownership
The text, design and original graphics on this site belong to Frank Ellerbroek or are used with permission. Photos and videos are licensed from their creators, credited where the license requires it. Lender names and logos and the Vantage Mortgage Brokers name and logo belong to their owners. You may share links to pages and print pages for your own personal use.
8. No warranty
We work to keep the site accurate and available, but it is provided “as is” without warranties of any kind. Information can change or contain errors, and we may correct or update it at any time without notice.
9. Limitation of liability
To the extent the law allows, Frank Ellerbroek and Vantage Mortgage Group, Inc. are not liable for any indirect or consequential loss arising from your use of this site or reliance on its information. Nothing in these terms limits any right you have under consumer protection or lending laws that cannot be waived.
10. Governing law
These terms are governed by the laws of the State of Oregon, where Vantage Mortgage Group, Inc. is headquartered, and applicable federal law, except where the law of your state requires otherwise.

We may update these terms. The new version takes effect when posted here, with the date at the top updated.
