What's a Pre-Approval? (and why you need one)
Pre-qualification vs. pre-approval, and why sellers care.
Watch on its own pageCan I get pre-approved before I arrive on PCS orders?
Yes. Lenders can pre-approve you using your orders, Leave and Earnings Statement, and bank statements before you arrive, so you can shop for homes during a house-hunting trip or even remotely.
Orders matter in underwriting. If you are reporting to Bangor, Keyport, or the shipyard, a copy of your PCS orders helps establish that you will occupy the home. Lenders also look at your expiration of active service (EAS) date: if it falls within 12 months, expect questions about re-enlistment intent or civilian employment lined up after separation.
Remote purchases are common. Electronic signatures and remote closings can handle much of the process, though some documents may require a notary. If you are buying sight unseen, a thorough inspection and a trusted local agent are worth more than usual.
How long does it take to close on a home in Silverdale?
Many purchase loans close in roughly 30 to 45 days from contract, depending on the appraisal, the loan type, and how quickly documents come in. Rate lock length should match your closing date.
VA and FHA appraisals can add time when repairs are required. New construction adds its own timeline: if a home won't be finished for several months, ask about extended rate locks, which typically cost more than a standard lock, or about floating until closer to completion.
If your report date is fixed, tell your loan officer upfront. Frank's status updates through the process are designed to keep closing dates from slipping without warning.
What should I know about HOAs and newer subdivisions?
HOA dues count in your debt-to-income ratio and, for VA loans, in residual income. Lenders also review the HOA itself for condos and some townhome projects.
Many Silverdale neighborhoods built in the last few decades have homeowners associations. For a detached home in a planned unit development (PUD), the HOA review is usually light: the dues, any special assessments, and the CC&Rs. For a condominium, the review is deeper. Conventional loans look at the project's budget, reserves, owner-occupancy, and litigation; FHA and VA each maintain their own condo approval lists.
Before you make an offer on a condo or attached townhome, ask your agent whether the project is a condo or a PUD and whether it is on the VA or FHA approved list if you plan to use those programs. It's much easier to sort this out before you're under contract.
Should I buy or rent if I'm only stationed here for three years?
It depends on prices, rents, how long you'll stay, and whether you'd keep the home as a rental. Transaction costs make very short ownership expensive, but many military families buy and keep the home when they leave.
Things to weigh:
- Buying and selling costs. Commissions and closing costs on both ends can outweigh a few years of equity growth.
- Keeping it as a rental. If you plan to rent the home after your next PCS, run the numbers on rent, property management, and vacancy before you buy, and understand how it affects your VA entitlement for the next purchase.
- BAH vs. payment. Compare your housing allowance to the full payment including taxes, insurance, and HOA dues.
Our rent vs. buy calculator helps frame the decision. Its results are estimates only, not a commitment to lend.
What if I'm a civilian buying in Silverdale?
Civilian buyers use the same mix of conventional, FHA, and jumbo financing found elsewhere in Kitsap, and Silverdale's employers, including the Navy's civilian workforce and the regional medical center, make stable W-2 income common.
Conventional loans are a strong fit for borrowers with good credit, and private mortgage insurance on a conventional loan can be removed once you reach enough equity. FHA can help borrowers with thinner credit histories. Government civilian employees with a federal job offer can often use the offer letter to qualify before starting, if the start date is close to closing.
Self-employed buyers, including contractors serving the base, typically document income with two years of tax returns. A broker can identify lenders whose rules fit how your income is actually earned.
How do I know I'm getting a competitive deal?
Get at least two Loan Estimates for the same loan type and lock period on the same day, and compare total costs in Sections A and B along with the rate and APR.
Silverdale buyers often get a quote from the on-base or credit union lender they already bank with. That is a reasonable benchmark. Ask Frank for a side-by-side Loan Estimate and compare. If another offer is better for your situation, you should take it; a broker's value is showing you the market clearly.
